COLLECTION PROCESS TO
MANAGE DELINQUENT ACCOUNTS

There will be a grace period of three (3) days for late payments.  After this period a late fee penalty of forty five dollars will be charged to the tenants’ account.

You will have complete control over your financial affairs.  We will collect all rents and security deposits and deposit them directly into a trust account(s) set up in the name of the Landlord.

    Name and Address of Your Property

  • COMMENCEMENT DATE

    The Commencement Date shall be as required by owner

  • TERM

    The Term of the Management Agreement shall be annual and/or a timeframe establish from the Commencement Date

  • MANAGEMENT FEE

    Commercial Properties and/or Residential Properties.

  • TERMINATION

    The Client shall have the option of terminating the contract with Sixty (60) DAYS WRITTEN NOTICE to TRUST MANAGEMENT COMPANY

  • Monthly Manager’s Report

    The Property Manager will provide an overview for the Landlord each month.  This report will outline the services and work done on the site during that period and update the Landlord on ongoing contracts, concerns and leasing activity.

  • Contractor Relationship

    TRUST MANAGEMENT COMPANY will work at all times to develop partnerships with contractors to facilitate good relationships between the contractor, the Landlord and the Management Company.   Our goal is to acquire the best service for the least cost for your property.

  • Meaningful Financial Reports

    Financial reports will be tailored to suit your needs; address areas of concerns; and actual and budget variance analysis with explanations.

  • Site Visits

    The Property Manager TRUST MANAGEMENT COMPANY is committed to providing weekly site visits and will be available for additional site visits if emergency situations require this attention.  The Property Manager will work at all times to nurture a good relationship between the tenants, the Landlord, contractors and the Management Company

  • Parking Programs

    Administration and managed as required by the Landlord

  • Maintenance Service

    TRUST MANAGEMENT COMPANY will provide maintenance personnel to care for your property as required and will also provide owners with minor maintenance services on a daily basis as required.

  • E-Mail Service

    TRUST MANAGEMENT COMPANY can provide all of your monthly reports instantly by e-mail the second week of each month.

  • Meeting Facility

    Esquire Management Group will provide meeting rooms to our clients free of charge.

ADDITIONAL CHARGES

  • Photocopying Services

    We can photocopy your notices, rental increases, assessment letters, delivery charges. We can handle your outgoing mail and also courier services

  • Administration Charges

    Advertising, long distance telephone calls, faxes charges, credit and reference checks.   All costs to be at market rates plus Value Added Taxes (VAT) with no additional mark up.
